Payment Procedures
50% deposit required upon placement of reservation.
Balance due 30 days prior to arrival.
An advance payment equal to 50% of the rental rate is required 60 days before arrival.
The advance payment will be applied toward the room rent.

The advance payment is not a damage deposit.
The BALANCE OF RENT is due fourteen (14) days before your arrival date.

Please make payments in the form of credit cards MC/VISA, credit card checks or personal checks, payable to Deborah Eidson, PayPal account, or Cash.

Cancellations and Refunds
Cancellations - A sixty (60) day notice is required for cancellation.
Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty,

except if deposits that were made via credit card.
All credit card cancellations are subject to a 5% Cancellation fee or $50 whichever is greater.
Booking deposits are refundable less a $50 handling fee up to 30 days prior to arrival.

Within 30 days of arrival, the booking deposit is non-refundable,
cancellations within 30 days of arrival date are subject to a 50% cancellation fee.
Cancellations or changes that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit.
Exceptions are if another booking is made than owner can refund part of deposit.

Cancellation or early departure does not warrant any refund of rent or deposit.

Deposits
A damage/reservation deposit of $250 is required,
except for monthly stays which is a $500 deposit.
Pet Deposit / damage extras $100 per pet.

This must be received within 3 (3) days of booking the reservation.
The deposit automatically converts to a security/damage deposit upon arrival.

The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
All deposits are refundable in the same manner paid, after the renter and owner do a walk thru and house is in reasonable order

a. No damage is done to cabin or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started.
d. All keys are left in the house and it is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.

$100 non-refundable fee for clean up for extended stays and/ or parties.
$150 non-refundable clean up fee charged for extended stays with pets.

Policies
Smoking is allowed on the property
but please practice fire safety due to drought conditions. Please make note of the following guidelines to avoid an accidental wildfire or fire:
Always make sure any ignited materials are completely extinguished after use.
Do not discard cigarette butts or similar materials into the surrounding nature.
Do not use the gas grill on windy days.
Fireworks are not allowed on the premises.
Do not leave an active fireplace unattended, and make sure all ignited materials are completely extinguished after use.
Exercise responsibility when operating kitchen equipment: turn off iron, stove and coffee maker when not in use.
Do not leave children unattended in the presence of a fire hazard, such as the gas grill or stove.
