Payment Procedures
Please return the (1) completed and signed APPLICATION, (2) the signed SHORT TERM RENTAL AGREEMENT, and (3) the RENT DEPOSIT within one week of your booking. Otherwise, we may not be able to hold the Property.In consideration for the use of the PROPERTY and appurtenances during the TERM OF OCCUPANCY set forth above, TENANT agrees to pay the TOTAL DUE (which includes RENT and the other FEES set forth above), in advance, to the Owner's broker and property management agent, The Management Group, at 320 Paseo de Peralta, Suite G, Santa Fe, New Mexico 87501.

Cancellations and Refunds
If TENANT cancels TENANT'S occupancy more than 60 days before the commencement of the TERM OF OCCUPANCY, TENANT'S Rent Deposit will be refunded, less a handling fee in an amount equal to ten percent (10%) of the RENT due under the SHORT TERM RENTAL AGREEMENT, plus New Mexico Gross Receipts Tax, and all other fees paid under this Agreement will be refunded. If TENANT cancels TENANT'S occupancy 60 or fewer days before the commencement of the TERM OF OCCUPANCY, TENANT will receive a refund only if The Management Group is able to find a substitute occupant for the TERM OF OCCUPANCY who will pay the same rent. If a substitute occupant is found, all sums paid by TENANT shall be refunded to TENANT, less 25% of the RENT due under the SHORT TERM RENTAL AGREEMENT, plus New Mexico Gross Receipts Tax. If a substitute occupant is not found, there will be no refund of any sums paid by TENANT.

Deposits
The SECURITY/DAMAGE DEPOSIT shall be refunded to TENANT within thirty days of the expiration of the TERM OF OCCUPANCY, subject to the following: TENANT, by delivering the SECURITY/DAMAGE DEPOSIT to The Management Group, hereby authorizes The Management Group to deduct from the SECURITY/DAMAGE DEPOSIT an amount The Management Group determines to be necessary to pay damages, if any, caused to the PROPERTY by TENANT and TENANT'S guests during the TERM OF OCCUPANCY or any period of holding over and/or which result from a default or breach of any part of this agreement, including holding over beyond the expiration of the TERM OF OCCUPANCY, or for cleaning expenses that exceed the CLEANING FEE. TENANT shall pay replacement cost for any items of the owner's tangible property that must be replaced. The Management Group will provide TENANT, within 30 days of the date of TENANT'S departure or of the termination of this Rental Agreement, whichever is later, an itemized written list of the charges which form the basis for the amount assessed against the SECURITY/DAMAGE DEPOSIT and charged to TENANT. In this Agreement, the words

Policies
TENANT shall receive the PROPERTY in reasonable and habitable condition and TENANT shall reasonably maintain the PROPERTY. TENANT shall be liable for any loss or breakage of the contents of the PROPERTY. If there is any breakage or damage to the PROPERTY or the furnishings and appliances within the PROPERTY, TENANT shall notify The Management Group as soon as possible. This house is furnished to the specifications of The Management Group. Neither agent nor The Management Group will provide any additional furnishings, house wares, appliances, supplies, etc. to the property. TENANT shall not allow more than the MAXIMUM NUMBER OF OCCUPANTS to occupy the PROPERTY overnight. TENANT may not transfer or assign this agreement and TENANT may neither let nor sublet the PROPERTY or any part of the PROPERTY without written consent of The Management Group.The owner or his agent, The Management Group, or an agent designated by either of them, may enter the PROPERTY at any reasonable time to inspect, repair, maintain or show the PROPERTY. TENANT agrees to assume all legal responsibility for the acts and conduct of any of TENANT'S guests and to assure compliance with all house rules. TENANT shall not violate any laws while occupying the PROPERTY.

The Management Group accepts check or cash or Visa/Mastercard for payment of a rental.
-Check in time is 4:00 P.M. Check out time is 10:00 A.M.

Alarms: Please check with your agent about the availability of an alarm system in the house you are leasing.
Smoking Policy:All of the properties are non-smoking. Patios or outside areas are provided for smoking.
Pets Policy: Your agent will designate which properties will allow pets. All arrangements for including a pet in the stay will need to be made at the time of the booking. If there is damage caused by the pet, the tenant shall be responsible and any additional costs to repair damage shall be deducted from the tenants’ deposit or charged to the
credit card voucher.
