Description
Everything you could ask for is found in this family-oriented lakehouse. Set on 1 -acre of lakeshore property, the house has 3 bedrooms and a fully stocked kitchen with stove, frig, microwave and dishwasher. Each bedroom sleeps 2-6 people and there are two full baths. Air-conditioning keeps the house cool after a day on the water.

The attached garage holds a pool table, ping pong table, basketball court and foosball. There are many outdoor activities revolving around the 25-foot dock. The house has a VCR and TV and is stocked with over 20 family games. Only dishes and cooking utensils are provided. Phone service is outgoing only by credit card.

The has a huge covered deck only 50 feet from the water and there are many 30 year old cottonwood trees to provide shade and beauty to the yard. Gas grills and an outdoor fire pit round out the cooking options.

Location
Ennis Lake is a 4 square mile lake created by Madison Dam. It is an undiscovered gem. There are only 15 lake side properties and the lake is very uncrowded. It is great for watersports, swimming and fishing. The shoreline is shallow so young children can walk out 50 or more feet. The water is relatively warm so skiing is a joy. It is not unusual for there to be only 2 or 3 boats on the lake even in July and August.

Ennis, MT is only 7 miles away and historic Virginia City, MT is only 22 miles away. The Madison river is a blue ribbon trout stream with world renowned rainbow and brown trout fishing. Bozeman is only 50 miles away and is considered the gateway to Yellowstone Park which is only 80 miles from Ennis.


Fall and Winter rentals are available for hunters and skiers. Some of the best deer and elk hunting is only a short drive from the lakehouse. The best fly fishing anywhere is found on the Madison river.

Payment Procedures
DOWN PAYMENT: $300 due at the time of reservation.
SECURITY DEPOSIT: $500 due within 30 days of making the reservation.
FINAL PAYMENT: Due within 30 days of reservation.

Cancellations and Refunds
CANCELLATION: Should you wish to cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 21 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you have paid. If you cancel less THAN 21 DAYS PRIOR TO YOUR CHECK IN DATE, you forfeit the deposit

Deposits
. SECURITY DEPOSIT: The security deposit is $500 for a vacation rental. The security deposit is due WITHIN 30 DAYS of making your reservation. FAILURE TO RECEIVE YOUR MONIES WITHIN THE 30-DAY PERIOD MAY RESULT IN CANCELLATION OF YOUR RESERVATION. Your security deposit is fully refundable within 14 days of termination of occupancy provided the real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met. Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear.

Policies
1. AGREEMENT: Michael and Bonnie Burgard, the Owner, and Tenant agree as follows: Above Tenant is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends or responsible adults. No keys will be issued to anyone who is not an adult.
2. PETS: NO cats are allowed. We only allow dogs that stay outside in the kennel. You MUST clean up after your pet. That includes properly disposing of all waste material. If any waste material is found on the property, a portion of your deposit ($50) will not be refunded. You must also maintain control of your pet at all times. Although the neighbors have dogs running free, you agree not to allow your dog off a leash or from the kennel except when you are at the water and the dog is under your control. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of the tenant's entire security deposit.
3. CHECK IN: Check in time is 5:00 PM. EARLY CHECK IN TIMES ARE NOT ALLOWED EXCEPT BY SPECIAL ARRANGEMENT. Keys will be ready for pick up at property location. Keys WILL NOT be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession.
4. CHECK OUT: Check out time is 5:00 PM. Please leave all keys and remote controls at the location. A $50 per item fee will be charged for each lost key and remote control.
5. CLEANING: Each property will be inspected, and cleaned after your departure. The rental fee you have paid will provide for four hours of normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25 per hour.
